From time to time I have been without a job or income. During these times I have taken in a room mate to help share expenses. It has been a big help to me during these times and I know many people have done the same thing for the same reason . It was during one of these times that I made up an application for potential tenants to help me determine who would be the best room mate for me. Before seeking a room mate I urge you to seek God’s guidance in your decision. You may want to use this application as a guide on what to ask someone about themselves or their past. I , ____________________________________ , do hereby agree to abide by the tenant rules as set forth herein. The tenant rules are to be considered a legal contract in the event that legal action is required. No smoking or using of smokeless tobacco inside the residence by anyone. No using of alcohol or illegal drugs inside the residence by anyone. No overnight stays with a person of the opposite sex without permission. No loud music, TV, sounds or voices are permitted inside the residence.
Tenant agrees to clean up after themselves and to help keep all common areas clean and orderly. Tenant agrees to pay the rent when it is due. Rent is to be paid in cash. A late fee of $___________ will be due if rent is paid more than two (2) days past the due date. Tenant agrees to give seven (7) days notice if moving out. If tenant is asked to move out then the tenant agrees to move out without delay within seven (7) days from the date the notice is given. The tenant may be asked to move out for any reason or for no reason at all. The request to move out can be verbal or written. If the tenant is unable or unwilling to pay the rent for any reason then the tenant agrees to move out within seven (7) days from the date the rent was due. If an eviction notice is given to the tenant then the tenant agrees to move out of the residence without delay and to wave all rights to a tenant eviction hearing before any judge or officer of the court. The amount of rent due each week is $_________ but may be changed with a seven (7) day notice from the landlord. The rent is due on Friday of each week. If the tenant causes any damage or loss of property value at the residence then the tenant agrees to repair, replace or pay for such damaged property. If the tenant removes property from the residence that they do not have permission to remove then the tenant will be prosecuted under the law for the removal of such property. The tenant agrees not to conduct any illegal activities from inside the residence. The tenant agrees to not bring any animals into the residence. The tenant is to provide their own food and personal items. The tenant may not have any overnight guest for more than two (2) nights in a row. No guns of any kind are allowed inside the residence by anyone. Tenant has inspected and accepts the residence in its present condition. Any damage caused by the tenant or anyone else that the tenant permits to be at the residence will be repaired or replaced by the tenant. I have read and understand the tenant rules.
